I agree that the truckers need a place to stop for a hot meal, call their families, etc.  My only argument is that they already have The Alamo on the South side of Sparks and they have Boomtown on the West side of Reno, not to mention Sierra Sids in Sparks.   I don&#039;t see the need to add another one, when that space can be used for something else.]]></description>

		<description><![CDATA[I live in this area and think the Flying J should be allowed to build. the revenue it will generate for the city and the facility will give the truckers that tend ot stack up along the highway during the winter storms a place to get off the road and out of thier trucks have a hot meal take a shower and probably call thier families, that they don&#039;t get to see very often because they are hauling the toys you people love to have. 

So I am going to do everything I can to support the Flying J being placed  on the site they purchased]]></description>

Banking on the appreciation a lot of them were upside down on their monthly debt service. Now that the appreciation is gone you have to go back to traditional investment models and we are seeing some stability in the 2 areas that I mentioned and some investors taking advantage of some under valued real estate.]]></description>

A correction cycle was needed as the prices over the last few years were unrealistic and out of wack.  If you used a &quot;return on investment&quot; model there was no way you could pay for any of the property purchases and certainly couldn&#039;t justify the return - or should I say &quot;lack thereof&quot;.  Even the 1031 monies from California couldn&#039;t realistically justify the prices, they just help fuel them.

This period will definitely separate the realistic buyers and investors from the chancers.]]></description>

Even if we were not, it would still be a correction cycle that has happened since we started tracking RE trends.  We will come out of this stronger.  People will lose their homes, our respective industries will shed excesses and, as always, the free market economy that we, for the most part, enjoy, will stabilize and grow.

If you can show that prices have returned to a level they would have been in 2007 given average increases over the past few years, instead of the huge jumps we actually had, then buyers would be more likely to make their offers now vs. waiting, and sellers would be more confident in making their deal.
